Photography has been my passion ever since I picked up my first plastic film camera during my school days. I was fascinated by how such a small box could capture images and freeze a moment in time. Since then, my love for photography has only grown.

My journey into real estate interior photography began in my early years as a freelance photographer. I was later appointed as a part-time photographer by Singapore’s property portal, 99.co. I felt a thrill of satisfaction when estate agents and landlords told me how stunning their listings looked in my photos. Some real estate agents even shared that their properties were sold or rented out much faster after using the images I captured. Their feedback truly amazed me.

Taking realistic and visually appealing interior photos not only brightens my days but also helps homeowners enhance the quality of their property listings. My goal with CBA Interior Photography is simple: to provide clients with high-quality, realistic photos at an affordable cost. Every image should reflect the true essence of a property, capturing brightness and warmth to aid buyers in their decision-making process.

Why do Estate Agents need me?

 

Many real estate agents, due to time constraints, budget considerations, or simply a lack of specialized photography knowledge, make common mistakes that can significantly hinder a property's appeal and saleability.

Here are some of the most common photography mistakes agents make:

  1. Poor Lighting (Too Dark, Too Bright, or Mixed Lighting):
    • The Mistake: This is perhaps the most common and impactful error. Photos can be too dark, making rooms look gloomy and uninviting, or overexposed, washing out details. Agents often rely on ambient light alone or use a direct on-camera flash that creates harsh shadows and unrealistic colours. Mixing different light sources (e.g., natural window light and warm indoor lights) can also lead to colour cast issues.
    • My Value: I can  use professional lighting techniques, HDR (High Dynamic Range) blending, or even "day-to-dusk" editing for exteriors to ensure balanced, natural-looking illumination that highlights the best features of a space.
  2. Lack of Proper Staging & Clutter:
    • The Mistake: Properties are photographed as they are, often with personal items, clutter on countertops, unmade beds, overflowing bins, or messy living areas. This makes it difficult for potential buyers to envision themselves living in the space.
    • My Value: I can help offering a pre-shoot checking for decluttering and light staging,  making them look warm, inviting, and spacious.
  3. Bad Angles & Poor Composition:
    • The Mistake: Agents often take photos straight on against a wall, making rooms look flat and small. They might also shoot from a standing eye-level, which doesn't always capture the best perspective of a room. Crooked lines (verticals and horizontals not straight) are also very common and immediately make a photo look unprofessional.
    • My Value: I understand composition (e.g., rule of thirds, leading lines) and can use a tripod to ensure straight lines and consistent heights (often chest-level or slightly lower) to make rooms appear larger and more appealing. I also know how to choose angles that highlight key features and architectural details.
  4. Not Using the Right Equipment (or Using it Incorrectly):
    • The Mistake: Many agents rely on smartphone cameras or basic point-and-shoot cameras, which often lack the wide-angle capabilities and low-light performance needed for real estate.  
    • My Value: I use professional-grade cameras with wide-angle lenses specifically designed for real estate, ensuring sharp, clear images that capture the full scope of a room without excessive distortion.  
  5. Inconsistent or No Post-Processing/Editing:
    • The Mistake: Raw photos from a camera often need adjustments for brightness, contrast, colour balance, and sharpness. Agents might skip editing entirely or over-edit with Instagram-like filters that make properties look unnatural.
    • My Value: I provide professional post-processing, including colour correction, lens correction, exposure blending,  to present the property in its best, yet realistic, light.

How many images will I get? 

For small units, I typically edit down to 10-15 images. For medium-sized units, the final selection is around 20 images. For larger units, I provide approximately 25 images.

These numbers are general estimates—I always capture as many shots as necessary to ensure useful and well-composed angles.

 

What is included in editing?

Edited photos will include color correction, exposure and lighting adjustments, straightening of lines, distortion correction, and clarity enhancement. A single round of amendments is allowed for these adjustments.

To ensure affordability while maintaining the authenticity of the images, I do not offer services for object removal or image transformation.

The final image size and resolution will be optimized for digital media listings and computer viewing.

Watermark or logo addition is not included in the standard cost and will incur an additional fee.

 

How long will it take to get my edited photos?

1-2 working days

 

Do you shoot exteriors?

Yes, I can photograph amenities such as pools, gyms, tennis courts, clubhouses, and more. However, owners must obtain prior approval from the Estate Management.

This request should be communicated in advance when seeking a quotation, as I need to factor in both the additional shooting time and cost.

 

How do I get the output?

 A Google Drive link containing the image files will be sent to you via email or WhatsApp. Please download the images to your device within one week, as the link may expire after that period.

 

How do I make payment?

Full payment is required either in cash on-site or via PayNow App immediately upon receiving the file link.

 

Who should be present when you are shooting.?

My agent clients typically arrange for the landlords, sellers, or maids to be home to allow me access for the photoshoot.

If you would like to assist with decluttering, you are welcome to meet me at the property.

 

How to make preparation and save extra over time cost?

 In most cases, interior photography for property listings does not require more than an hour of shooting. Larger houses, spanning several thousand square feet, may take a bit longer—typically an additional 30 to 60 minutes.

Property listing photography differs from commercial advertising photography. Listings require sellers to present realistic photos that reflect the actual condition of the home, rather than heavily edited images.

To keep the session efficient and cost-effective, it would be helpful if sellers or landlords clean up and declutter the space before the shoot. This way, I can focus on capturing high-quality images within the given timeframe, rather than waiting for furniture to be moved around.
